Vertical construction begins at Mexico’s first Six Senses hotel and residences as early sales momentum builds across Costalegre’s $1 billion Xala community

Six Senses Xala has entered a major new phase with the start of vertical construction on the hotel and branded residences within Xala, a 3,000-acre sustainable coastal community on Mexico’s Pacific coast. The project marks the debut of the Six Senses brand in Mexico, bringing its globally recognized philosophy of restorative reconnection to one of the country’s most thoughtfully planned destinations.

Design for the Six Senses hotel—comprising just 51 suites—has now been finalized. Led by Xala Co-Founding Partner Juan Bremer in collaboration with Combeau Architects, the hotel is central to Xala’s long-term vision for an exceptional sustainable living community. With a targeted opening in March 2028, the development introduces a growing collection of amenities designed to elevate both the guest experience and private homeownership throughout the destination.

The Six Senses Xala branded residences will include 36 oceanfront homes situated within one of the lowest-density developments ever undertaken in Mexico, with less than 20 percent of the land designated for development. Each residence occupies a generous 3.7-acre lot with up to 190 feet of beachfront. Designed as single-story retreats, the homes are carefully integrated into the natural landscape, emphasizing expansive indoor-outdoor living and architecture shaped by the region’s topography. Early demand has been strong, with ten of the first twelve residences in phase one already sold.

“This milestone represents years of thoughtful planning and collaboration,” said Juan Bremer, Co-Founding Partner of Xala. “We approached every element with intentionality, purpose, and an understanding of how the architecture meets the land and Xala’s curated raw-nature ethos. Now that the design is finalized and initial site work concluded, we move into vertical construction with a clear vision for what Six Senses Xala will represent for the region.”

Six Senses, part of IHG Hotels & Resorts’ luxury and lifestyle portfolio, is known for creating destinations that feel good, do good, and inspire meaningful connection. Its design is intended to reawaken the senses, allowing guests to experience the deeper purpose of their travels and ultimately reconnect with themselves, others, and the natural world.

Sustainability, wellness, and thoughtfully crafted experiences have been foundational to Six Senses since its inception and remain core principles guiding the development of Six Senses Xala.

The property will follow the brand’s holistic approach to wellness, offering high-tech, high-touch spaces and therapies that support personal growth, reflection, and reconnection. Fitness facilities will seamlessly extend from indoor gyms to outdoor trails, while a signature Six Senses Spa will offer a restorative setting for locally inspired treatments, wellness journeys, and multi-day programs. The Alchemy Bar will celebrate regional healing traditions, blending freshly picked or foraged ingredients in alignment with the brand’s Eat With Six Senses philosophy, which highlights local produce and the flavors of Mexico’s Pacific Coast.

Xala distinguishes itself within the global luxury landscape through the sincerity of its long-term values. Every aspect of the destination—from density and design to environmental stewardship—is guided by a commitment to longevity and preservation. Spanning more than 3,000 acres, Xala encompasses one of the longest continuous stretches of secluded beach on the Pacific Coast, where simplicity, openness, and a sense of space define the experience. The community features over 20 miles of mountain biking and hiking trails, two estuaries, and four mountains with panoramic viewpoints ideal for sunrise walks, yoga, and wildlife observation.

These natural features are complemented by Xala’s planned 77 Rancho Estates, three beach clubs, a surf club anchored by the community reef, a farm-to-fork restaurant, a wine and spirits club, an equestrian center, and a turtle conservation camp—all designed to exist in harmony with the surrounding landscape. With the nearby Costalegre airport expected to begin local operations in 2026, Xala offers a rare balance of seclusion and accessibility.

Beyond physical development, The Xala Foundation and its Sierra a Mar initiative anchor the community’s long-term commitment to ecological restoration and local empowerment. Their initiatives include education programs, women-led entrepreneurship, sustainable fishing practices, and the protection and restoration of 100 kilometers of coastline, ensuring that Xala’s growth benefits both the environment and neighboring communities.

“Xala’s authenticity is what makes it different,” said Jerónimo Bremer, Co-Founding Partner of Xala. “Our principles guide every decision, even when the path is harder or more costly. That commitment is reflected in the land, the design, and the way the community is taking shape.”
