RYAN SERHANT RETURNS FOR SEASON NINE OF BRAVO’S EMMY-NOMINATED TELEVISION SERIES, “MILLION DOLLAR LISTING NEW YORK”

The real estate market in New York has been an extreme rollercoaster in 2020 with the pandemic, a migration and high occupancy rates, opportunistic buying, then a re-entry and record-setting luxury home deals and prices. This season, the agents face the New York City market in an unprecedented way. At the epicenter of the COVID-19 crisis, the city is completely flipped upside down and the NYC agents must work together to strategize their listings as city dwellers flee to more scenic locations. Despite the real estate crisis, the agents list New York landmarks and work with high-end clientele. In addition to Serhant, returning agents include Fredrik Eklund, Steve Gold, and Tyler Whitman.

Sky High – Luxury sales up in Manhattan and record-setting prices still happening. Townhouses with backyards, iconic buildings and any apt with outdoor space are the hottest tickets in town. Manhattan real estate shows new ‘white hot’ listings. There’s an increase in the number of signed contracts with 400 deals stuck in April 2021, which is a 7% increase from the past two weeks (March). This steady sales increase reflects a market rebound from the effects of the COVID-19. Low interest rates and new inventory pull many buyers back into the real estate market.
Taxation Migration – Yes, people did leave NYC during the pandemic… what we noticed was a lot of migration to Florida where there is no personal state income tax. For those who prefer good weather and tax perks, migration to Florida is their best bet. The income tax of Florida was removed in 1855. However, residents are still required to pay sales taxes and corporate income taxes. The property taxes that local governments impose in Florida are higher than most states.
The Second Residence – We saw a lot of people purchasing second homes this year, so not leaving NYC, but rather starting to split their time between NY and somewhere else. Second homes give busy NYC people the opportunity to live another lifestyle. For some people, it’s enticing to invest high savings to buy a property or to get another mortgage.

NYC is For Sale, but Not on Sale – If you are buying… Just know the COVID discounts are over.
